Do Contractors Need Pollution Insurance? Jobs That Demand CPL

Not every contractor needs pollution coverage — but far more do than carry it. The exposure isn't about whether you handle 'hazardous waste'; it's about whether your operations can release or disturb a contaminant. Here are the trades where CPL isn't optional.

Excavation, grading & demolition

Disturbing soil is a pollution exposure: contaminated material can be uncovered and spread, and silt runoff from a graded site can reach waterways. Demolition adds dust, debris, and the potential for hazardous materials in older structures.

Environmental & remediation firms

If your business exists to handle contamination, your pollution exposure is obvious — and contracts will require CPL (often combined with professional coverage as CPEO).

HVAC, plumbing & mechanical

Refrigerants, fuels, water intrusion, and the conditions that lead to mold all create pollution and microbial exposure that general liability excludes.

Coating, painting & sealing

Solvents, epoxies, and coatings off-gas and spill. Fumes affecting building occupants and overspray damaging property are classic CPL claims.

Roofing & building envelope

Water intrusion, adhesives, and hot-applied materials create both pollution and mold exposure.

Anyone hauling materials

Transporting fuel, waste, or contaminated soil adds a transit exposure that auto policies exclude — covered by transported-pollutants coverage.

When the contract requires it

Beyond the risk itself, more owners and GCs now require CPL — with the GC named as an additional insured — before you can bid or start. If you've seen 'contractors pollution liability' in a contract, that's your signal.
